  1. Do you send out payment coupons?

Yes–payment coupons and mailing labels are sent when your account is first set up and an annual supply is sent each year around January.

  1. Do you send out year end statements?

Yes- An annual statement of account activity is sent to Payer/Buyer and Payee/Seller each January.

  1. Do you report to the credit bureau?

We can provide a verification of mortgage as well as a print out of payments made as needed. The credit bureaus have not devised a rating process for privately held receivables.

  1. Can I make my payment over the phone?

No-This service is not available at this time. But for your convenience we offer electronic debit and credit.

  1. How do I get my balance or a payoff on my account?

Your year-end statement includes a payment history. Contact us (503)769-6444 if you need an update.

  1. What is the best mailing address for your company?

  1. What are your hours?

Santiam Escrow is open from 8:30 A.M. to 12:00 P.M. and 1:00 P.M. to 5:00P.M.Monday thru Friday

8) How do I know my account is set up?

If you are a buyer you will receive a new account letter and payment coupons or if you are signed up for auto draft we will send you your new account letter notifying you of your payment date and payment amount. If you are the seller you will receive a new account letter.

9) Why should I have Santiam Escrow Inc hold our originals?

It is the role of Santiam Escrow to safeguard the original documents and have them available for fulfillment when the account is paid in full.

10) How does Santiam Escrow Inc collect their fees?

Set up fees are usually included with the documents submitted by whoever is establishing the account or they are deducted from the first payment made. Monthly fees, and other charges are accounted for as part of the payment process. Fees owed to Santiam Escrow are paid first unless other arrangements have been made. Final fees and expenses are quoted in payoff requests and must be paid prior to any fulfillment being recorded.

11) How can I change my account information?

Contact us. All changes must be in writing and signed so that our records are complete.

12) Why haven’t I received my money yet?

Payments are posted on the day of receipt if received before 2PM

13) Does Santiam Escrow monitor for late notices?

Late notice monitoring is available. See our service instructions and fee schedule.

14) Do we pay property taxes and insurance?

Tax and/or insurance reserve accounts are available. Insurance bills MUST be presented when due by the insured or their insurance company in order to guarantee accurate and timely payment.
